The Real Estate landscape has drastically changed since 2006 especially for Sellers. For many years putting a For Sale sign and listing the home in the Multi Listings System (MLS) was enough for the listing marketing/advertising part of the Sale process.
This is no longer true. Although traditional marketing still works, online marketing has revolutionized the industry. Out of the box marketing can also greatly pay off but is still in its infancy.
Successfully integrating traditional, online and out of the box marketing is the key.
We personally have switched a lot of our listing marketing/advertising dollars to online strategies and are consistently working to integrate them with more traditional and also out of the box strategies to create a powerful listing marketing/advertising approach.
To give an example, we created for one of our listing (1 Rachel Terrace in Piscataway) a single property website (a website dedicated to the sale of one home with its own URL (1rachel.com) with all the bell and whistles (picture slide show, virtual tour/video tour, prospect capture…). We then created a 3’x 6’ outside vinyl banner (“Check this Home online at www.1rachel.com”) that we placed on the fence of the property.
This generated over 200 visitors to that website in the first few weeks (1rachel.com) and we went into contract within 30 days and sold for 94% of the asking price with no price reductions needed at all.
Now this is not always replicable and we are not making any claim that this is the magic bullet. There are dozen of variables that come into a successful Sale and also some has to do with the Seller’s willingness to cooperate with us (de-cluttering and staging the home for virtual/video tours, etc…).
However this is a good example of successful marketing integrations:
- Online marketing (single property website)
- Traditional marketing (advertising the website on the property itself through signage)
- Out of the box Marketing (using a highly visible 3’x6’ vinyl banner)
This being said, our purpose is to share in details information/tips/strategies we believe are best business practices in the marketing/advertising involved in the home Sale process. We are also working on eBooks but for the moment are focusing on YouTube video tutorials and our main website as the medium to share our knowledge. Video tutorials are usually 5-10 minutes long videos that focussed on a very specific point. We use YouTube to host our videos. Those videos are time consuming to create but we will try in the next few months to publish as many as possible.
